Most people don’t call us about a wall. They call because the kitchen feels closed in, and somebody told them the wall between the kitchen and the dining room could come out.
Sometimes it can. The question is what’s holding up the house.
Load-bearing wall removal cost in Seattle usually lands between $4,000 and $12,000 for a typical single-story opening, and $15,000 or more when there’s a second floor above it. That’s a wide range, and the reason is simple: you’re not paying to knock down a wall. Demolition is the cheap part. You’re paying for the beam that replaces it, the engineer who sizes that beam, the permit, and putting the ceiling and floor back together afterward.

One thing that catches people out: in Washington, retail sales tax applies to the whole remodeling contract — labor included, not just materials. Inside Seattle city limits that’s 10.55% as of January 1, 2026. On a $9,000 job that’s another $950. Make sure the bid you’re comparing says whether tax is in or out.
First: is the wall actually load-bearing?
Half the walls people want gone aren’t structural at all. A non-bearing partition is a much smaller job — demo, patch, paint, usually $800 to $2,500 and no engineer.
Quick things that point to load-bearing:
- It runs perpendicular to the floor joists above
- It sits roughly over a beam, post or foundation wall in the basement or crawlspace
- It lines up with a wall directly above it on the second floor
- It’s near the center of the house running the long way
None of those are proof. In a lot of Seattle housing stock — 1920s bungalows, post-war ramblers, split-levels out in Renton and Kent — the framing has been modified once or twice already, and what looks non-bearing turns out to be carrying a point load from a roof ridge. That’s why nobody should be swinging a hammer based on a hunch.

The beam is where the money goes
Once the wall comes out, something has to carry that load across the opening. Two realistic choices here.
LVL (laminated veneer lumber) is the default for most residential openings. It’s engineered wood, it comes in standard depths, a framing crew can handle it, and it’s the cheaper path. For a typical 10 to 14-foot kitchen opening carrying one floor above, an LVL is usually the answer.
Steel comes in when the span is long, the load is heavy, or you want the beam flush with the ceiling instead of dropped below it. Steel costs more up front and it’s harder to get into a finished house — sometimes it has to come through a window opening or get spliced on site. Recessing a steel beam so the ceiling stays flat runs $170 to $450 per linear foot.
That flush-versus-dropped decision is worth thinking about early. A dropped beam is cheaper, and in a room with 9-foot ceilings it looks intentional. In a 1950s rambler with 8-foot ceilings, a beam hanging 10 inches below the ceiling can make the room feel worse than the wall did.
What the structural engineer actually does
You need one. Not as a formality — the engineer sizes the beam, specifies the posts under each end, and works out how the load gets from those posts down to the footings. That last part is the one that surprises people. A beam is only as good as what’s under it, and if the load path ends at a floor joist instead of a footing, you may be adding a post and a concrete pad in the basement.
In Seattle a residential structural report runs around $750, typically $500 to $1,000, and $1,000 to $1,500 once you include stamped beam calculations and drawings. Nationally engineers charge $100 to $220 an hour.
Renton’s own permit page is blunt about why this is on you and not the city: the plan reviewer checks plans but will not do design work, and sizing structural members is the responsibility of the owner or builder.
Permits — and they’re not optional here
Seattle SDCI is direct about it. You need a permit for any work on load-bearing supports no matter how small the project. The $6,000 minor-repair exemption that covers a lot of small remodels specifically does not apply to structural work.
The good news is that a straightforward opening may qualify for a Subject-to-Field-Inspection (STFI) permit rather than full plan review, as long as the wall carries only one story plus roof and the beam spans no more than 14 feet. That’s a faster, cheaper path. Go past 14 feet, or add a second story above, and you’re into full plan review with engineered drawings. Bellevue treats this differently. Altering a bearing wall is specifically excluded from their no-plan-review remodel permit, so it goes to plan review regardless of how simple the opening is. Renton runs residential first reviews at about 2 to 3 weeks, with revisions taking another 1 to 2 weeks. Build that into your schedule.
The asbestos survey nobody budgets for
This one catches almost every homeowner. Puget Sound Clean Air Agency rules require an asbestos survey before renovation or demolition work — and opening up a wall is demolition.
If you own and live in the house and you’re doing the work yourself, you’re allowed to survey it yourself. The moment a contractor is doing the work, or it’s a rental or a condo, a certified inspector has to do it. Budget $350 to $800.
In practice this matters most in homes built before about 1990, where joint compound, textured ceilings and old flooring adhesive are the usual suspects. Finding asbestos isn’t a disaster, but finding it after demo has started is expensive.
What makes the price jump
- A second floor above. More load, bigger beam, sometimes new footings. This is the single biggest multiplier.
- Plumbing in the wall. Electrical reroutes are routine. Moving a drain stack is not.
- HVAC ducts or a chase. Common in ramblers where the wall hides the trunk line.
- Hardwood floors. Where the wall sat, there’s no flooring. Weaving in new boards and refinishing the whole room costs more than patching a section.
- Knob-and-tube wiring. Once it’s exposed, it usually has to go.
- Access. A second-floor wall in a house with a tight stairwell means the beam arrives in pieces.

You don’t always need the whole wall gone
A full opening isn’t the only option, and sometimes it isn’t the best one. Leaving a short return wall at one end gives the engineer somewhere to land a post without a column standing in the middle of your floor. A pass-through above a peninsula gets you most of the sightline for a fraction of the structural work. A 7-foot cased opening often feels as open as a 14-foot one once the cabinets and lighting are in.

What our bids include
When we quote a wall removal we include the engineer, the permit, the asbestos survey, shoring, demo and disposal, the beam and posts, any electrical or plumbing reroutes, and full patch-back of drywall, ceiling, trim and flooring. If the load path needs work in the basement, that’s in there too — with the number visible, not buried.
What we won’t do is quote a beam before an engineer has looked at it. Anybody who gives you a firm price for structural work over the phone is guessing, and that guess becomes a change order later.
