Renton’s permit path is not Seattle’s, and three things catch homeowners here more than anywhere else we work.
An asbestos survey comes before demolition, not after. Puget Sound Clean Air Agency and Washington Department of Labor & Industries rules require a survey to determine whether asbestos-containing materials are present in the work area before any renovation or demolition begins. On an older Renton home this is not a formality, and it is the most common reason a project that should have started Monday doesn’t.
If the property is on septic, a bathroom or bedroom addition needs King County first. King County Environmental Health has to approve the work before the city will, and their approval letter has to be included with the permit submittal. That is a separate queue, and it is worth starting early.
Electrical, plumbing, mechanical and fire work are separate permits. They are not folded into the building permit. A bathroom that moves a wall, adds circuits and relocates a drain is several permits, not one, which is why a “simple” bathroom quote from a contractor who hasn’t pulled a Renton permit often grows once the paperwork starts.
Structural changes may also require plans stamped by a Washington State licensed architect or engineer, and the job has to meet the Washington State Energy Code. We handle all of it as part of the scope, written into your line-item quote before demolition starts.
At Jenifer’s home in Renton we renovated two bathrooms and rebuilt a storage cabinet. The job started with a 3D design consultation so the layout was settled before demolition. In the master bath we re-piped in PEX, set a shower valve system with a centered drain, and installed a free-standing tub.
